How to Calculate New Home Construction Cost?
In india, the cost of constructing a new house ranges between Rs. 1500 to Rs. 3,000 per square foot. mostly, cities understand in square gaj, so, ₹13,500 to ₹27,000 per gaj (1 gaj = 9 sq. ft.). However, the actual cost varies depending on the quality of materials used and location.
The formula for counting the construction cost is:
Total cost = Plot area (sq. ft.) x No. of floors x cost per sq. ft.
where:
- Plot area: The total owned land area for building the house. (in square feet or gaj)
- Number of floors: Total number of floors you plan to build.
- Cost per square foot: The cost depends on quality. (basic, standard, premium, and luxury material)
Let’s take a real-life example:
If someone owns a 1,200 square feet plot area in tier 2 or 3 cities, where the owner wants to build a 2-floor house using standard construction quality (₹2,000 per sq. ft.).
Let’s calculate:
Total cost = 1200 x 2 x 2000
Total cost = Rs 48,00,000 (estimated)
So, the estimated cost for constructing this new land house would be ₹48 lakh. However, always keep extra savings of 10% before starting construction.
